 Calculating Rental Yield

To calculate the gross rental yield on a property, you multiply the weekly rental by 52 (the number of weeks in a year) and divide this figure by the value of the property. Multiply the result by 100 to express as a percentage.

For example, a house bought for $200,000, which earns $230 in weekly rental, would have a gross yield of (230 x 52) / 200,000 x 100 = 5.98%. To look at it simplistically, if this figure is higher than the rate of interest you are paying on the loan, then it might be a positive cash flow property.

However in reality you need to consider whether your rent will cover your interest payments, as well as all your other expenses such as land tax, council rates, maintenance, insurance, body corporate and property management fees. Also factor in revenue loss during periods of vacancy. And factor savings from depreciation and tax deductions.

Increasing Rental Yield

INCREASE THE RENT.

If it’s been some time since you’ve raised the rent, it could be worthwhile seeking a rental appraisal from your agent. You might find that you are undercharging.

SWITCH TO AN INTEREST ONLY LOAN.

With interest-only loans you can reduce the size of your repayments, which in turn improves cash flow.

REFINANCE ON A LOWER INTEREST RATE.

Sometimes the fees incurred for taking your loan from one lender to another are prohibitive. But it might be worth speaking to a mortgage broker to see if you would be better off refinancing at a lower interest rate with a different lender.

MAXIMISE YOUR TAX DEDUCTIONS.

Consult a tax accountant specializing in property investment to make sure you are claiming all available
tax deductions and keep receipts for absolutely everything. Deductions you can claim immediately include: advertising for tenants, bank charges, body corporate fees, council rates, land tax, insurance, legal costs, repairs, cleaning. There are also tax deductions you claim over a period of years. These include borrowing expenses, declining value of depreciating assets and capital works.

PREPARE A DEPRECIATION SCHEDULE.

Both older and newer buildings have depreciation benefits that can be claimed. A quantity surveyor can prepare a depreciation schedule for you to ensure you are maximizing your claim.

PAINT INSIDE.

A fresh coat of paint inside your property is the most cost-effective improvement you can make in order to attract a tenant and increase your rent. However, investors should not to let their personal taste come into the equation. Stick to neutral colours—off whites and creams—which will appeal to the majority
of tenants.

NEW CARPET.

Like floorboards, new carpet also has a ‘wow factor’. Keep the colour scheme neutral so it appeals to the majority of tenants, as well as hard-wearing so you don’t need to replace it too soon.

New carpet is depreciable plant.

AIR CONDITIONING.

The significance of air-conditioning will depend on the local climate. The installation
of a split-system air-conditioner in a Brisbane property can increase the weekly rent by $10 or $15. The unit will cost will start from approximately $1500 installed.

Depreciation Note: Depreciable plant, however you must break the air conditioning
system into components. 100% write of if it’s repair and maintenance.

CEILING FANS.

If you can’t afford to install an air-conditioner, then ceiling fans are a cheaper alternative.
They can cost between $30 and $100 plus installation.

Depreciation Note: Depreciable plant, or repair and maintenance with 100% write off.

SECURITY.

Security is an important issue to many tenants. We recommend checking that all doors
and windows can be locked properly.

Allowance.


GIVE THE TENANT A ‘WISH LIST’.

You can give tenants a list of improvements that could be made to the property, along with the corresponding rent increase. The tenant could elect to have air-conditioning installed, and pay an extra $10 per week in rent, for example. You might offer a garden shed, dishwasher or cover the pergola.
